How has Offering performance been through 2020's Covid-19 pandemic?

As of Oct 2020, we have collected contractual rent obligations from every tenant in the Offering other than one 2,043sqft tenant, which we will be back-filling with an existing tenant. We have evaluated rent relief requests on a case-by-case basis through 2020’s pandemic-related market volatility and have granted adjustments for 3 tenants.
Dividend performance (8.4% through 2020) has been on target with what we expected coming into 2020 and our NAV performance has been steady, at $10.07 in Q3, up from $9.86 in Q2.
In the long run, we believe the quality and location of our properties will continue to allow us to weather economic storms better than most.

How often will I receive dividends, and at what rate?

We expect that we will declare and pay dividends on a quarterly basis, and that the dividend rate will be set at a level that we be believe will be consistent and sustainable over time. There can be no assurance as to when, if, and at what level, dividends will be paid as that is a decision our Board of Directors makes each quarter.

Since inception, we’ve delivered over 8% annualized quarterly dividends with a target of 8-9% for 2020. You can find more information on our historical dividends on the SEC’s website and in our Historical Performance.

How do I earn a return on my investment?

To the extent returns are generated on any investment, they would be reflected through (i) distributions in the form of dividends, and (ii) potential appreciation in asset value. The timing and amount of an investor’s return is not guaranteed, and past performance is not indicative of future returns.

Who can invest?

Investments in Streitwise are open to both accredited and non-accredited investors in accordance with the “qualified purchaser” requirements included in our OC. If you are a non-accredited investor and a natural person, your investment may be no more than 10% of the greater of (i) your individual or joint net worth, excluding the value of your residence, and (ii) your individual or joint income in each of the two most recent years, as well as your expected income in the current year. What is the minimum investment?

The minimum investment is 100 shares at the NAV price in effect at the time of purchase. This minimum has historically been $1,000 based on a NAV of $10/share but the minimum may change quarterly, based on NAV increasing or decreasing in price. Once you’ve invested you can increase your holdings in $500 increments.

As of Q3 2020, the minimum is $1,007 based on the NAV of $10.07 (100 x $10.07).

What are the fees?

Streitwise applies 3% of your invested funds towards organizational and offering costs. This one-time amount does not reduce the shares you own.

Our Sponsor is paid a 2% annual management fee and is reimbursed for acquisition and operating expenses. For the on-going 2% fee, that’s taken out of the distribution and all returns quoted are net of fees. Our fund does not charge acquisition fees, servicing fees, special servicing fees, financing fees, or disposition fees.

Are there risks?

Yes, there are risks. Similar to any investment, there is no guarantee of a return of principal or any return thereon. The real estate market is cyclical and it is difficult to know how and when the market will change.

When can I redeem my investment?

There is a 1 year lockout, then you will have a quarterly option to participate in our Stockholder Redemption Plan, subject to certain restrictions that are fully explained in the Stockholder Redemption Plan of the Offering Circular.

How do I invest as a non-U.S. international resident?

Subject to certain limitations and clearances, we are able to accept international investors. On-boarding of foreign investors, registration and setup of the investor center, and delivery of physical correspondence may be delayed relative to domestic investors. What are the tax advantages?

There are several tax advantages to investing in REITs that aren’t available with other investable companies:

  1. Pass-through deductions: REIT investors can deduct up to 20% of their dividends.
  2. No double taxation: REITs are not taxed at the corporate level which avoids the “double-taxation” of corporate tax and personal income tax.
  3. Depreciation: Allows you to reclassify certain dividends from “ordinary income” to “return of capital”.
