Shaw Park is a 281,562 square foot class “A” high rise office building in Clayton, MO, one of the strongest performing submarkets in the Midwest. The property was 97% occupied at acquisition, but was slated to decline to 59% due to near-term known vacates or contractions of four existing tenants.
Business plan is to convert the existing vacant first floor retail space to amenities, renovate the common areas, and aggressively market the future vacancies to backfill tenants.
The transaction marks the fourth St. Louis office investment by a Tryperion fund.
